Most of what you need to know about a building already exists. It's spread across drawings, operation and maintenance manuals, service reports, certificates and warranties, usually on a shared drive and in a mix of searchable files and scans.

When someone needs an answer, it means digging. When was the boiler last serviced, and what did the engineer find? Is the roof still under warranty? Who installed the door entry system? The answer is in there somewhere. Finding it takes time you don't have.

I build a private search page for each building that does the digging for you.

What you get

One search box for the whole building. Ask a question the way you'd ask a colleague, such as "When was the plant room boiler last serviced, and what did they find?", and get a short, direct answer.

Every answer shows its sources. Each one links to the document and the exact page it came from, so you can check it in seconds.

It tells you when the answer isn't there. If the documents don't hold the answer, it says so rather than guessing. If a file is too blurred to read, it flags it so you can upload a better copy.

An equipment register built from your documents. A list of the main plant and systems, with the last record and the next date due, each linked back to the documents it came from.

Scans made searchable. Scanned pages are turned into searchable text, and files that are already searchable are used as they are. The text, labels, title blocks and schedules on drawings become searchable too.

How it works

  1. Share the folder. You give read-only access to the folder for one building. Nothing needs reorganising first.
  2. I prepare it. Scans become searchable text, the equipment register is built, and I test the answers against your documents before you see them.
  3. You ask. You get your search page, a handover, and 30 days of adjustments while your team gets used to it.

Your first building takes two to three weeks, with a check-in halfway.

Who it's for

  • Block and property managers looking after several buildings' worth of files
  • Building surveyors and property consultancies
  • Facilities and maintenance teams who need service history to hand

Your documents stay yours

Everything is set up in accounts you own and control. Running costs are paid directly to the AI and hosting providers, with no mark-up from me.

Good to know

  • It reads the text on drawings. It doesn't interpret the drawings themselves the way an engineer would.
  • Answers come only from your documents and always show their sources. For safety-critical or contractual decisions, check the source page, as you would today.

What it costs

A fixed price, agreed before any work starts: from £2,500 for your first building. Additional buildings and optional monthly care are quoted up front.

Tell me where your building documents live and roughly how many there are. I'll send you a one-page plan showing what your search page would look like and what it would cost. No call needed, no obligation.

If the button doesn't open your email, write to [email protected] with "Building Search" in the subject.
